Although exploration for natural gas has slowed across the state, exploration for other minerals remains a driving force in the Wyoming economy, affecting not just those in the oil and gas industry but also mineral owners and landowners alike. A necessary component of mineral development is that the ownership of the surface, minerals and leasehold be sufficiently clear to not only ensure orderly and timely development of the mineral estate but also that the mineral owners and landowners receive the payments to which they are entitled. From issues involving the probate of real property, estates in real property, trustee and trust issues, and mineral conveyances and reservations, this panel discussion is intended to identify the most common title problems facing mineral title examiners and often implicating the general practitioner in Wyoming, while also offering document drafting techniques and strategies to avoid the need for future title curative efforts.
